Ontario Tax Relief Spurs New Homes

It’s striking to see just how much taxes and government charges have contributed to the price of a new home in Ontario—about 36% of the total cost, with development charges alone reaching over $100,000 for single-family homes in many areas. In some cases, these fees, combined with other levies, have pushed the added cost as high as $200,000 above the base construction price. Recently, a joint federal-provincial initiative has allowed municipalities to access funding if they reduce residential development charges by 30–50% or more and maintain those reductions for three years. Following the HST cut, Ontario recorded 8,400 new home sales in just the first three months, compared to 3,600 during the same period in previous years. If both the HST rebate and lower development charges became permanent, it could provide the stability and confidence that buyers, builders, and municipalities need to address affordability and boost housing supply across the GTA.
