Canada Buyers Gain More Choice in 2026
Stable borrowing costs and firm housing costs are giving active buyers a clearer planning window, with accessible entry points emerging in several markets.
After years of unpredictable inventory, rates, remote work, trade policy, and inflation, softer price growth points toward a more normal 2026 market.
The central bank suggested its overnight lending rate may hold near 2% for much, if not all, of 2026, supporting buyer confidence.
Balanced or buyer-favoured regions give shoppers more time to compare options, focus on fit, and avoid rushed decisions under pressure in 2026.
Fredericton led the national 2026 ranking again, combining East Coast affordability, equity-building potential, market stability, and lifestyle appeal for buyers seeking value. -
Ontario Homes Are Taking Longer to Sell
By Q2 2026, avg. days on market had increased yearly across home types in Southern Ontario, marking a slower pace than the 2022 peak.
Condos took longest to sell in Q2 2026, averaging 36 days versus ~32 in Q2 2025, while elevated inventory gave buyers more negotiating room.
Single-family homes moved faster than condos: semi-detached averaged 20 days, detached 25, and townhouses ~24, with townhouses showing the smallest yearly increase.
An economist said townhouses appeared more resilient because they appealed to downsizers and first-time buyers seeking an option between detached homes and condos.
The contrast was sharp: at the Early-Q1 2022 peak, detached homes sold in nine days, while semi-detached homes and townhouses took ~1 week. -
Canada’s Housing Market Tilts Toward Buyers
Softer sales are giving buyers more leverage across Canada, though conditions still vary and the market has not become easy yet overall.
This season, ~32% of Canadian markets are expected to sit firmly in buyers' territory, while ~25% are still projected to favour sellers.
Nationally, home sales are expected to finish 2026 ↓~2% from 2025, pointing to a softer backdrop that can support more deliberate negotiations.
Price shifts remain uneven: the Greater Toronto Area is projected near $975K, ↓~6%, while Greater Vancouver is projected near $1.4M, ↓~2% by year-end.
Current financing conditions are giving buyers room to bring back inspections, water testing, and price negotiations again in some Canadian markets today.
Industry voices said opportunities still exist beyond purchases, including refinancing, switching, consolidating, home improvements, and investing, even as some remain cautious on a broader rebound. -
Mississauga Homebuyers Enjoy More Affordable Prices This Year
Mississauga's real estate market remained sluggish with average home prices rising 3.5% month-over-month to $929,600 but still below last year's $969,501. New listings increased 22.2%, yet inventory stayed at 4.8 months. Detached home prices were nearly flat at $1,285,467, with a 53% rise in new listings. Condo sales rose 12%, with prices up 1% to $500,192, both below last year's averages. Economic uncertainty and borrowing costs continue to affect the market.

GTA bidding competition edges up but sellers still wait for a turn
In September, 24% of Greater Toronto Area homes sold above asking, up from 18% in August, though only 6% of neighborhoods saw overbidding, near multi-year lows. Single-family homes had more competition than condos, with 28% selling above asking. The City of Toronto led with 28% of homes above asking. The increase is attributed to seasonal buyer interest rather than a market shift. Most homes still sold below list price.

Ontario Buyers Could Save $130K on HST
The province proposed removing HST on most new homes, combining provincial and federal support to lower purchase costs for eligible buyers across Ontario.
Buyers of new homes priced at $1M or less would receive full relief, with potential savings reaching up to $130K under the proposal.
Homes from $1M to $1.5M would still qualify for the maximum rebate, while higher-priced homes would see relief gradually reduced above that range.
Officials said the measure could add ~8K housing starts in 2027, support up to 21K jobs, and strengthen Ontario's economy through construction activity.
Applications are not open yet; buyers purchasing eligible homes from April 1, 2026 through March 31, 2027 can apply after program launch. -
