In recent weeks, I’ve noticed an uptick in activity across Toronto’s detached home market—especially in certain neighbourhoods. Homes priced between $850,000 and $1.2 million are drawing strong interest, with several still receiving multiple offers. Even as the year began on a quieter note, late Q2 has brought renewed momentum: more buyers are stepping in, and showings and offers are on the rise. The segment from $1.8M to $2.2M remains solid, while properties listed from $2.8M to $3.3M are seeing a slower pace as inventory builds. First-time buyers are making their presence felt, but most remain cautious on pricing and are willing to walk away from negotiations if sellers hold firm. Overall, detached inventory is being steadily absorbed, which could put upward pressure on prices if this trend continues. As someone who has guided hundreds of clients through GTA real estate markets, I see firsthand how quickly dynamics can shift—and why it pays to keep a close eye on evolving trends.
