Toronto’s average home price has slipped just below the $1M mark, settling around $993K—approximately 3% lower than last year. For many buyers, this adjustment has offered a welcome improvement in affordability. However, inventory has tightened; new listings dropped by about 14% year-over-year to 12,100, and with fewer homes available, buyers are finding choices more limited. There were just over 5,000 sales recorded this period, a 2% decrease compared to last year. While stable mortgage rates and positive economic signals have helped some households, concerns about trade, potential inflation, and future borrowing costs are still in the background. As a REALTOR® who has worked with hundreds of clients across the GTA, I’ve seen firsthand how shifting inventory can impact both buyers and sellers. If listings remain scarce and prices strengthen, buyers may feel more urgency, while improved selling conditions could encourage more homeowners to enter the market. Navigating these changes requires a strategic approach and a full-service perspective—something I strive to provide for every client.
