Navigating the GTA real estate market means keeping a close eye on shifting trends—and right now, micro-condos are feeling the squeeze. As of mid-Q3 2026, the average GTA home sold for $993K, down about 3% from last year, signaling a more balanced market for buyers. Condo apartments averaged $618K, also trailing behind last year’s numbers, but it’s the smallest units—those micro-condos under 500 sq-ft—that have seen the steepest declines in value. These compact spaces are proving harder to sell, especially as buyers gain access to larger options at more appealing prices.
In early Q3, about 98% of GTA condo sales with at least five transactions closed below list price, giving buyers more negotiating power than usual. Even single-family homes saw underbidding in roughly 92% of neighbourhoods, but condos have been especially sensitive to changes in investor demand, with more investor-targeted units lingering on the market.
Having spent over 15 years guiding clients through these ups and downs, I know how important it is to have honest, informed advice—whether you’re considering a micro-condo, looking to upsize, or weighing the right investment fit for your needs. The key is understanding what’s truly right for you, especially as the landscape shifts.
