Mississauga’s average home price slipped just under $900K in Early-Q3, marking a notable 11% drop from Late-Q2 and sitting well below the ~$996K seen this time last year. We saw total home sales ease to 500 transactions, a 12% month-over-month decline. Even as new listings fell 15% and active listings dipped by 3%, properties spent an average of 47 days on the market—unchanged from previous periods.
Detached homes led the cooling trend, with sales down 19% to 184 and average prices moving from ~$1.48M in Late-Q2 to ~$1.26M in Early-Q3. Semi-detached homes also saw a slowdown—sales dropped 20% and average days on market stretched from 19 to 26. Interestingly, freehold townhouses bucked the trend, posting a 28% jump in sales and a modest 3% price increase. For condo apartments, Early-Q3 brought an average price of ~$512K, coming in lower than Late-Q2.
As someone who’s navigated hundreds of real estate transactions across the GTA, I always emphasize the importance of reading the market’s pulse—especially as shifts like these can open up new opportunities for both buyers and sellers. According to the local board, positive economic and employment news could offer renewed support for confidence and purchases in Early-Q4. Staying informed is key to making smart moves, whether you’re considering your first property or looking to add to your portfolio.
